New-ish investor looking to build a rental portfolio in the Hartford, CT area. 

I knew this 4 years ago and decided to build my real estate portfolio to get enough know how to finally get involved.

Im old school...my cpa is in the building next door and I like doing business face to face.

I’ve done a couple of fix and flips but I’m looking to build a rental portfolio.

The drawback is you need to build trust and relationships upfront.Both have their place, but private money tends to offer more flexibility, while hard money is more structured and accessible if you lack personal connections.

Because of the rates went up dramatically in 2022, we have held off on building a tiny house village.

I'm still in the process of growing my portfolio, but have heard others 1031 all their smaller properties into a larger building and have a property management company manage, OR, set up a seller financing deal with another buyer that gives you the cash flow you desire. 

Apparently, not only did they sell at a loss, I didn't get any money back at all and they claim I owe them an additional $40,000 for "renovations" despite no work being done to the building at all.

Personal criteria, building criteria and area criteria will all affect the way a deal appears on paper. two 100 unit apartment complexes, one in an A area and one in a C+ area will have very different financial breakdowns and interest groups.Want to know if a deal is good (for you)?
