I feel many people on this site think this is an ugly word, most just see it as money out of their pockets, however unless you are in a brand new home there will be repairs that come up and a home warranty is a way to prevent some of the bigger appliances and systems from bleeding you dry, think of it as another form of insurance.

I even had one tenant complain of a clogged kitchen sink and I found that they had poured dry rice down it and when it got wet it swelled and clogged the pipe.

I think it will keep swelling north because people won't have a choice, and if they do, they will opt for more house in McKinney and take the extra 15 minutes to drive.McKinney will become the next Allen and Allen will turn into Plano.

I hope I don't turn out to be a bleeding heart, because mostly I feel like I want to move the tenants to a hotel for a week and fix the apartments and then move them back into a place where they can live in dignity.

I'm bleeding cash each month and in debt due to this and being unemployed for a short spell a year ago.I own my primary residence with about $40k equity, but my DTI ratio wont allow me to pull the cash out.My DTI ratio is high due to the negative cash flow and mortgage on primary residence, not the unsecured debt.Fico is about 750 and I have a job near six figures.I recently came into $160k and want to invest in rentals.You may be thinking 'This guy is nuts.

My thought is that foundation issue is going to cost WAY, WAY MORE to fix than your estimates.It sounds like to me this person bought last year and has been bleeding out money ever since and wants to dump it to a sucker.
