Personally, I would put most of it in passive real estate syndications - but I am a full time passive investor so that makes the most sense for me.The first decision you would need to make from my perspective is whether you want to invest passively or actively (your profile says rental property investor, so I would assume you are currently an active investor).

Not to hijack the thread, but I'm also curious... to those that have had success in this area, are you the ones actively answering the calls / emails from these mailers, or do you have a team in place to respond to the leads?

Although I am not sure how to enforce this one, there should be active, on-going communication from the the borrower to the lender .... as one would expect from a GP/Operator to the LPs in a private equity syndication.
