I’m fairly new to the BP forums and BP site in general, But I have been very active on the podcasts and books stacking education and knowledge in the real estate field. 

Are you active on your business profiles on social media?

Personally, I would put most of it in passive real estate syndications - but I am a full time passive investor so that makes the most sense for me.The first decision you would need to make from my perspective is whether you want to invest passively or actively (your profile says rental property investor, so I would assume you are currently an active investor). 

My goal is to build an active group of investors who are eager to collaborate, share ideas, and work together.

Recently a prominent marketer of Cleveland rental properties and property management services named Bob Prisco was exposed for being less than honest in his business dealings and posting activity here on BiggerPockets.

Section 469(c)(7) provides an exception that allows qualifying taxpayers to treat rental real estate activities as nonpassive, enabling them to deduct losses against other types of income.

Not to hijack the thread, but I'm also curious... to those that have had success in this area, are you the ones actively answering the calls / emails from these mailers, or do you have a team in place to respond to the leads?

Although I am not sure how to enforce this one, there should be active, on-going communication from the the borrower to the lender .... as one would expect from a GP/Operator to the LPs in a private equity syndication.
