@Tradd Bastian I haven’t had direct experience opening a co-working space but I did create a search service that specializes in matching companies up with coworking spaces and executive suites across the country, and I’ve seen my fair share of co-working spaces over the past few years.

If I have a co-signer it would be classified as a "investment property" and that would be 20% down automatically which I do not have.

I get the combination smoke/CO detectors in one unit; if battery-only powered, I get the units that have a 10 year battery and warranty these days.A level of 500 is more like 100 times normal; in a house where I have a CO detector with digital readout and peak level memory, it never got above 9 over many years of service.Sounds like some of that work was not done to code; the code enforcement inspector could be called in to do what they do.

A co-worker has really gotten me doing my home work on investing in real estate.

Is it possible to buy an apartment building portfolio, and sell a few of units to individual (not create a CO-OP style sale), which the individual do get deeds etc.

Specifically I'm creating a space in my office for the purpose of having a co-working space for anyone interested in real estate.

We execute a separate guarantee with each guarantor which are attached as Schedules to the lease, rather than have the guarantor sign the lease as a co-tenant.

That's usually more like a co-wholesaling type of thing though.
