@Andrew Slezak I'm working through the Sec8 process for the first time so take this with a grain of salt, but my understanding is they will pay the lesser of the following two prices:1) the market rent of your property, determined by comps, and2) the FMR minus any utilities you don't include.

The real skill is understanding the variability and risk in each number which is not always numerical or scientific.

Just came off his webinar which was obviously a replay even though they made it appear as live.Lots of sales techniques like social proof, testimonials, people buying it live, time scarcity...understandable else it's proven that people don't buy combined with the fact that Jerry is a busy man...Have things changed as of today?

Instead I want to take advantage of the opportunity I have of living rent free to invest my time and money in STR's to hopefully build that portfolio up and eventually make that my main source of income (I understand that will take time).

Those types of things can throw curve balls but in my opinion, at the end of the day it wouldnt be worth much without friends and family and I understand his loss.
