Since in the case of the OP there was no broker for either side, then deposit money should have been put into escrow with a tile company (or other business that handles real estate settlements for that area).

Any closing attorney can draft a note/deed/settlement statement, but unless they've had to argue in court to defend or oppose these documents in court, they may not have enough perspective.

Since we aren't doing double closings anymore, what's the likelihood of paying a finders fee that never goes on a closing statement, now we can have new issues such as settlement violations, tax fraud and mortgage fraud.
