If you are considering Jacksonville, @Benjamin Pekarek gave some sage advice above when he said you need to be on the ground or have someone in place you absolutely trust.  

They should be able to offer you sage advice and help you design a strategy.  

(It's actually very therapeutic to get to whine about the trashy neighbor next door, the shooting down the street, the challenged school system, then my favorite "the value is depressed because the neighborhood is predominantly rental properties")

looking for something a little more in depth.i see that sage and capterra have offerings.  

Sounds like the seller (50's aged women) may be in financial struggle but the home most likely has no mortgage since it has been passed down from her parents who have passed. 

Additionally, in one of the previous posts, someone gave me the sage advice that I have to get my wife on board with this shift in mindset and stewardship of money, as that is what it truly is, and let me tell you THEY WERE RIGHT.
