These areas were like a ring of spec development hardest hit during the downturn.  

I recommend 1 set of cards with Matthew Dunn, Property Manager at ABC Residential LLC with your google voice (it rings through to your phone), website and tenant application/maintenance email address (live@abc).Make another set for REIA / potential partners with Matthew Dunn, Founder/Developer/Investor with ABC and list your direct cell (the number you call back with) and professional logo, website and professional email like matthew.dunn@abc.

So this gym accident was pretty nuts and I ended up losing a large piece of my ring finger.

Make sure you set up bank accounts in advance, and get a way for them to call you (like Skype or Gmail voice..not sure on exact names but I'll be researching it this summer when I'm in USA and will set it up) so they can call your for free and it rings to your mobile.

I did all the good marketing, called my decent list of buyers to see if they know any developers, I gave house packets to the present developers in the area, posted in the marketplace on BP, made a drive the hood video for BP and youtube, and contacting developers in Atlanta; my cell should be ringing off the hook.

But because I took the time to establish that rapport, I'm confident my phone will ring when he's ready to come down a bit.

I don't know of any decent area in Boston or the first ring suburbs that you could find a 4-plex for under $300k.
