Typically before the land is purchased, I advise buyers to perform all of the due diligence starting with the zoning and development code to know what is even possible within the confines of the existing zoning with the city/county.

Make sure your site meets the 'above grade' numbers, and 2nd means of egress requirements.So long as you can do the project as per local codes, you must allow each unit to access their own meters/breaker boxes.Hope this helps.

This chart basically shows me which City's are most desirable (can do the same with Zip Codes):Anything to the right of 0 means the $/sf is growing QoQ on average, and the height is the current $/sf of that market.

Of course, there are a lot of things to look out for...setting up an appropriate contingency reserve for unexpecteds, getting an accurate scope of work, properly knowing what your time-value-of-money costs are going to be, making sure you're contractor is not pulling crews for other customers, knowing codes and getting your permitting right, and the list goes on.
