I buy office buildings out here in Livingston County and Single Family Houses in Ferndale, Royal Oak and Hazel Park as rentals.

Initially the time lag on refinancing was annoying at best and felt like it slowed us down royally........Track record helps. 

I would not get my hopes up on finding a qualified bookkeeper on Upwork.  99% of books that come in front of me are royally screwed up. 

When you think of KC you think of downtown, the Chiefs/Royals, the country club plaza, etc.

Have two friends and in laws with STR's close to Pt Royal and the 70-100k is probably a little high, for now anyways.

If I had to invest in real estate I’d probably lean 600k with 50% or buy 300k cash somewhere like front Royal or another cheaper market. 150k is gonna be a crap property in almost any market.

Royal Oak is hot, but it's hard to get the right pricing.

@Quin GreenIf you are going to be chasing mortgage sales, then it behooves you to follow the Ontario Gazette (Royal Gazette) and the classifieds section of the local newspaper for properties headed to mortgage sale.When an interesting property comes up, attend the auction - if for no other reason than learn the upset price and learn if it sells.  

I received property in CA under a transfer on death deed and many of the title companies were a royal pain.
