I purchased a run down 14 unit apartment building with heroin addicts, a guy physically abusing his girlfriend, an alcoholic, a certifiably insane person, rents in various states of collection all for the low low price of 500K. 

Effectively, I run away from markets where alternative housing options (owning or renting stick built homes or renting an apartment) are the same cost or moderately more expensive than mobile home options.  

If things take a moderate dip in the next few years, it could be another 5-7 years, or more, before you have the equity you have now. 

I just use moderate leverage and good cash flow.

Push a button, get a ride, watch a movie, deliver groceries and alcohol.

One time I came to the apartment and found her sleeping in the back with a bottle of alcohol.

Listening to the podcasts, most guys say to stay away from the high crime (obviously), but what about the more moderate levels?
