I am curious about New Hope, Bucks County, PA area with a duplex house. 

From a cost perspective, do also keep in mind that it may be worth it to pay a few extra bucks for someone you're looking to build a long-term relationship with if you really think you are a good match with them.

Unless you are paying cash to buy properties aren't typical duplex/quadplexes with mortgage give out few hundred (not few thousands) bucks per door? 

The result would be the same Without the capex of real estate.This is why I started liquidating small cash flow property as well and would do BRRR/flips only as too much time wasted chasing 100 bucks a month while I can do the same with dividend-portfolio.

Real estate everyone is trying to make a buck in, and it makes the "market" unsophisticated on the buyer and seller side where each is trying to push and unfair deal most of the time.

Doesn't matter it's 800 room or 4000 bucks for single family .

@Amy FirminAmy, If you are bringing your kids in to teach them the business, letting them know that trying to cut costs by saving on legal fees is definitely not the best advice.A partnership template may technically cover the needs of the parties at its inception but may not be sufficient to cover the eventualities that can arise in real time.If you do find that template, spending a few bucks to have an experienced eyeballs on it to button it up seems like a good idea.
