I have heard of people being successful with wholesaling completely online and I would like to go that route because, again, I live in a small town and not much is going on, even foreclosures and preforeclosures that are good enough to wholesale (or if there are any, they're being snatched up by realtors with access to the MLS.)

If you plan to do one BRRRR after the next then you will still be utilizing the money so it won't matter that it is not a revolving line.A couple things to consider though - if you refinance and your payment goes up will you still have a good enough Debt to Income ratio to refinance your rental property?

Now, where you can get creative, is what you consider "good enough". 

Make sure your property is in good enough shape that it would pass inspection regardless.

I keep seeing more and more examples of non-paying tenants that are still employed or fully capable of gaining employment but refusing to make the effort because unemployment is good enough.

For me and just a few properties, creating the calendar entry as my one manual step and having everything downstream was good enough

If your personal guarantee isn't good enough, you may need someone else to cosign.
