Takes it off when sold.Make friends quickly with the neighbors, just a few minutes chewing and ask them to keep an eye out since the property is vacant, most do, especially the little old ladies they take spying seriously....I'd meet people at the property and never give anyone access until thaty have signed!

This way of doing things requires that you have the cash to close and that your profit is on top of the commission you pay to the selling broker, but I've found that with some REOs I can literally relist the next day with better pictures and find a buyer very quickly.Why chew up a lot of your profit by having to pay commissions vs having investors ready to buy from you.

However, when there is a problem on their end, such as rent is going to be late, or they broke a window, or their dog chew up a door, for some strange reason it's the wife who would make the call.May be they think I would waive the damages or be less strict in enforcing rules when the wife calls?
