I think you need to more likely look at a CTP (construction to permanent) loan and your best bet with that tends to be a local banker in your area.  

On average, a licensed agent will have way higher odds of success, and can deliver similar outcomes to their clients, without having to go into any gray areas, or deal off-market.

I’d bet over 99% of people who learn about it in his system fail at it and It costs $1000 or more to get started.

A real estate agent with knowledge of investments, analyzing deals, knowing construction, and having crucial contacts will drastically improve your odds of success.

Hi James, Your best bet is to search Google or BiggerPockets for hard money lenders in your area.However, you can also contact private money lenders directly and shop around for the best price yourself. 

I bet searching on TCPA or "blind SMS" etc will find those threads.

If its something more major, then you came out on the bad side of your bet.
