We used to live in Australia and REAgents would laugh at me if I said we wanted positive cash flow.

Update: There is another new STR show on Netflix called "Instant Hotel" which is set up like a reality show in Australia.

Two weeks later (LOI said we'd get a PSA in 5 days), the PSA we received is a generic cut/paste which is also severely lacking in terms and is quite literally missing all the exhibits/supplementary info such as engineering/soil tests, tenant/landlord lease, architectural map of the property, etc.

But it is very dangerous to compare the USA to nations like New Zealand and Australia etc. because our markets are driven by a shortage of available land.

Ask any good real estate investor, there is tremendous value in a house that exhibits great curb appeal and displays an unadulterated architectural style.

We work with multiple clients who live on the west coast, and we also have a client who lives in Australia, so distance is no issue.
