The time for the appraisal to get done as well as the accuracy of the appraisal it’s a wild card.

@Ryan Garant I fell you on having second thoughts it is wild to see the prices and think you will make money.

That being said, I do think they should have some rules in place so that it is not the wild west.

Commercial rents seem to vary wildly locale to locale  I'd say like $1 - $20 per SQUARE FOOT so ur rent could be anywheres between 900 to 18K /mo total.but mostly likely a couple dollars per sq ft.

Appreciation is a bit of a gamble, can swing wildly up or down, and doesn't pay off until you sell the property.

It's kind of the wild wild west and some of these tenants don't know the laws but each city has it's own unique set of rules, grams, age requirement, and how the transaction is handled.
