I have just started searching the web for properties, as well as reaching out to my small network of investors, agents, and brokers. 

Tell your tenant that she can do research on the web, as I did, and find help.

An overview can be found here.The CMHC web-site also has a mortgage calculator which will accommodate high-ratio, insured mortgages.My recommendation is to learn the underlaying principals, be able to perform the calculations manually and develop your own spreadsheet.  

Until she has an appointment date set up, it is too early to be even looking for property, unless the published availability date is 60 days or more in the future.
