Biggest issue is the tax, its much higher than anticipated 50k as w depreciation recapture is 81k after i paid 5800 transfer tax at closing.. so thats a BIG problem and i want to make sure i pay minimum on that - use 10-20k upgrades i put in prior to selling, max out LLC this year to write all expenses off from it etc. - Any advice on how to offset that 80k tax?

DD is a 1998 Lexus GS400 Paid cash 3yrs ago I love this car I've seen the same model with over 300k miles and still kicking I might upgrade to 08-12 Cadillac CTS if I find one for under $15k cash

I say this to say my contractor, who we know and love, is interested in renting the basement in exchange for upgrading the basement that way I can rent the basement and upper level to get more cash flow.

Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.  

Capital expenditures (CapEx) refer to significant expenses used to acquire, upgrade, or maintain a property, extending its useful life and increasing its value.

I'm optimistic that Air Force base upgrades (North) and the Trinity hospital development (South) will create a positive growth trend over the course of the next 5+ years. 

If the 1940s wiring is original then it is definitely due for an upgrade.
