As with most people, I have had an interest in getting into real estate investing for quite a while, but never understood just how to go about doing so.  

It's hard to do that if you haven't been the buyer before and understood their criteria.Many wholesalers focus on finding properties.

There are higher yields that can be had from notes other than mortgages, risk and reward need to be understood but auto loans, financing receivables, lease financing and even medical accounts are profitable.

So I lost the deal, but i understood why ultimately someone came with all cash at a higher price. 

Understood parts of the screening can be done off-site e.g. credit reports, income verification.  

But I never really understood the significance until I learned about lender's cushion!
