When their lease is up I would non renew.You will need to renovate the place before you get a new tenant, scrub everything down with TSB, remove all carpets, curtains/material etc. and paint with Kilz.Once you start fresh stick to your no smoking policy.

It prevents wear in the heavy use part of the stairs and provides sure footing than uncovered stairs, which can be slick and dangerous.

However, my third unit is a freshly renovated condo, with a ton of amenities.

For example, if the seller is pushing you to close on time, you may have uncovered a land mine.   

A lot of my preliminary research has uncovered lots of papers on residential real estate booms and busts in this time period, but it's been tough finding strictly CRE papers.

You NEED separate utilities, especially if you are going to build a fresh new building, whatever it may be, make sure each unit is responsibly for their own utility usage.

It is what keeps this fresh to me.
