Ive also had sewer backups because of tree roots in the main sewer line from the home, and that     was not a pretty picture.I also asked my wife about this, her being an insurance agent, and she said most of her Insurance carriers would require this tree to be cut down before they would insure the home.

so my roots run deep.Listen to your wife.. having a 3rd party vette your turn key deals is not a bad thing how can it be especially if it is a knowledgeable  agent in the area..

For example, how many effective business dealings have rooted from a former personal relationship?

Some folks even pay to have the sewer scoped for root or damage issues. 

Here we have a man who wants to sell but insists on 200% ARV, if I can get to the root of where he has calculated this figure perhaps I can be better prepared for future negotiations on other deals. 

Nothing more to do there except maybe look for root cause or water source so that it doesn't happen again.Next issue is the damage of their personal items. 

I would budget for replacing it down the road, and expect an annual roto-rooting until then.  

It will be interesting to see how much Jeff Bezos likes it.It should also be noted that Jeff has deep Texas roots.
