I don't rent to people who have more tatoos than teeth.

If you are a newbie, why not look at something with the power and water already working, something easier to cut your teeth?

Live in one, rent the others out, cut your teeth on being a Landlord, rinse and repeat.

As easy as this sounds, it's not simple and usually like pulling teeth.

The takeaway: I got out by the skin of my teeth.

I want them to have teeth, even though I assume enforcing them is probably difficult and unlikely, I want to protect myself and my connections.  

I think a lot of people in this thread have the right idea... it seems like good advice.Also, know that you're going to get kicked in the teeth a few times.

I'm not sure you want to cut your teeth on this one.That being said you do have one big positive going for you, you are willing to listen to advice that is given by those more experienced.

(I doubt they have health insurance and looking at their teeth, dental is probably a vast mystery to them) I purchase workman's comp.

This will limit you mostly to Spring, Conroe, and Tomball.My experience is that once the rents go significantly north of $2000, it's like pulling teeth to get them rented.
