They are rare, and hard to spot/access for most people.I got lucky and fell into one in 2019 (Detroit) and bought C-class stuff hand-over-fist for 2 years.

I have no intentions of ever selling.I buy stuff where I would like to go on vacation.I don't need any more income so my motivation is buying what I like or acquiring deals.

One application, one credit pull usually, lots of lender options....vs filling stuff out over and over.

I’d do it again without an agent, but boy am I glad my usual agent handles most of this stuff normally.
