I don't know much about Big Bear specifically (although I have heard good things), but 20-40% of your gross is a big chunk of change for something you can easily do from your smart phone.

I was just about to hit send on a group email announcing an open house when I remembered my wife commenting that people now sleep with their smartphones on the bedstand and an late email alert is like a late night call, rude.

@Terry Portier - As far as tracking costs more easily b/w origination and admin input into your system - most people have smartphones these days.

I would also recommend downloading the 10bii smartphone app.  

Id love to be able to separately bill tenant instead of doing utilities all included.Does anyone have a recommendation on a company to submeter electric that I can check remotely, IE with my smart phone?

Although, my furnace guy is a one man show and he takes credit cards on his smart phone.

And this totally doesn't work for those tenants who have android smart phones (d'oh)!

It is extremely simple to modify the current electronic lock boxes so a person with a smartphone will be able to unlock it himself.

If it was easier to navigate with my smartphone I would be on BP like 24/7 man!
