It may sound funny to pay a 1031 exchange service to simply receive money for you and spend it for you, but it is essential. 

It sounds like you want their knowledge, but in what areas do you feel you are lacking?  

The best thing we have seen work is to simply tell the potential members that Co-living is not for everyone up front. 

It’s probably wrong for us to laugh at people who lack some knowledge - but why would anyone invest in something they don’t even have a basic understanding of?  

The numbers I’ve been running look really promising from a short-term rental (STR) perspective, and the area seems to have favorable STR regulations—or at least a lack thereof.

All this can be done while you are working on your credit/debt if you want.What you lack right now is leverage. 

It lacks good standards for entry and results in a lot of noise from potential renters and messenger I not something I normally look at.

There simply won't be any widespread adoption of Bitcoin as a replacement for fiat currency until the volatility declines to that approaching fiat currencies.  

However, I can refute your ability to manage a truly quality deal, in essence your experience or lack thereof.
