When I say this all I hear  is "its never the right time" in my head & In a way, this lay off felt like a weight lifted off my shoulders because i've wanted to take the jump into full time real estate for a while, and this just feels like my push in the right direction. 

You may eventually find someone that let's you assist on some basic aspects of a deal or even just let's you ride along and watch over their shoulders, but you'll have a mutual understanding that your primary concern for now is completing your school work.I hope that helps, and my best advice for now is to pick a plan and stick with it, as it will likely take multiple years before you really see this dream come to fruition.

Family of 4 - grandma, father and 2 grandkidsGrandma is carrying family on her shoulders with good job, credit, etc.It's been about 2 years and she seems stressed out getting behind on payments (never totally missed).Unable to keep the place clean, father is unemployed with girlfriends moving in.....The last straw was her report of bed bugs last week.....Kids are getting bit up, and they're all over the kids room.This is in a 2br of a multi-fam condo, that has never had bedbugs.... in the building.....I can't take this on anymore, with enormous potential liability looming now.....Strange enough..... 

Ultimately, the success / failure of the investor is upon his or her shoulders alone, so it really doesn't matter how many places you choose to invest.  

It will be sold "As-Is" "Where-Is" so the due diligence is on the shoulders of the buyers.

I am not trying to be above the question, but it's true that all financial decisions rest on your own shoulders.

If there was a specific tool that worked head and shoulders above the rest, everyone would do it.

You seem to have a great head on your shoulders.  

On the seasonality issue, while anyone can book the high season, effective marketing strategy and variable pricing will be able to book the shoulder seasons effectively.

If you have a shoulder high window its easier to get away with painting it as long as water doesn't sit on the window sill.
