Your reputation is your most important asset and you risk soiling it if you leave the Seller with a bad taste in their mouth. 

The $44k spread is a bit too thin for my tastes, one thing goes wrong (this case, bi-lvl ARV, but could have been anything) and there goes your $10k profit.

That seems a little guru-ish for my taste.

Light fixtures can set the tone for the decor and I suggest you stay neutral, not flashy, tasteful but not expensive. many have their own for upper end homes or they will decorate later, a hundered dollars more is probably just money out of your pocket, IMO.
