If you really want the property, just put in your best and final ... otherwise, if you want to try to horse trade a bit put in a lower offer and try to negotiate but understand then that you are running the risk of getting beat out by a higher offer in the meantime.This is an old post, but I'm researching Escalation Clauses and I don't see you're point.What is the downside to revealing the highest offer?

We had looked at using old hotels/motels to house the homeless but the operating costs were pretty high compared to apartments/SFH.And as someone who provides housing for homeless veterans - no matter how it's phrased, the idea that only welfare cheats need a place is both highly offensive and revealing at the same time.

I don't like life estates because resolution of remaindermen issues can be complicated as other title experts on this site have revealed even their difficulty with resolution.In California, an "estate for years" (really any time period defined) would be a better choice than providing title with life estate, IMHO.

"If Buyer reasonably believes that the inspection report reveals DEFECT with the property (under Indiana law, Defect means a condition that would have a significant adverse effect on the value of the property, that would significantly impair the health or safety of future occupants of the property, or that if not repairs, removed, or replaced woud significantly shorten or adversely affect the expected normal life of the premises), and Seller is unable or unwilling to remedy the DEFECT to buyer's reasonable satisfaction before closing (or at a time otherwise agreed to by the parties), then Buyer may terminate this agreement or waive such defect and the transaction shall proceed toward closing.
