Even if you plan on holding it as a rental and owning it until you leave it to your kids when you die you want to have the option of selling it and bad title will make that hard, and impossible for someone using a bank.Also as far as your timing it doesn't really matter for the title stuff since it will either be clean and you get your title policy and even is great, or there is an issue and the deal will either get canceled or the closing will get delayed until there is a resolution.

The general idea is, just because you purchased a NPN does not mean you will cause a resolution where you become the deed owner of the property so you can actually fix the property and sell it.

It appears that TX and GA are good states for a quick (2-3 months) resolution – others like NY take a long time (445 day process period) other states have a 365 day redemption period (talk about putting the funds on ice…).

You may not like Founder/ managing Member so much when you have to write it in 5 different places on a contract with addenda and 10 times at a settlement.Writing out "Jessica Russel Founder/Managing member Really Long Name LLC" get pretty tedious after a while.In one of my companies I have a resolution signed by the members that says I may represent myself and sign papers as President.

I'd say this regarding Joe and Robert's comments... as it relates to my company policy and collection management function, which is more or less summed up in our business policies and resolutions: As a business practice, there is no reason to give our banking account information to a tenant, prospect, or vendor.
