If you are talking auction properties, or bank-owned or short sale properties, often times there will be additional restrictions on the purchase, such as a 30 day period before you can re-sell, non-assignment, or non-redemption (selling/renting the property back to the original distressed homeowner).  

My intent is to do some rehab, increase cash flow (rents, utilities, etc) and resell in 12-18 months.

Thanks for your reply  yes if you buy it you certianly can resell it.. thats how I did wholesaling REAL wholesaling i closed on everything before we resold hopefully for profit

I wonder if Tenant Background Search is a reseller for Smart Move - and it costs $10 less fir a full comprehensive report! 

The main reason is the challenge you'll face when trying to resell it later. 

Or I invest in the $60k homes down the road but just having the integrity of the home and quality of tenant could be an issue, but the monthly passive would be better with less future potential on resell.  

For example, you wouldn't put the same finishes in a house that you were going to re-sell, also into a house that you were going to hold as a rental. 

Most of these other services are simply white lable authorized resellers, so they mark up the price in addition to the data charge.Click2Mail uses such a database, but the interface is pretty confusing.
