@Peter Bowen Great input, i have been trying for years to pencil the numbers on a multi's to make money even close to my singles, i think one of my hold backs is my own risk tolerance/debt adversity,  and I will not do partners, so its me and my wife. i currently am  running 23% debt on $1.1MM portfolio, and have set an internal cap of 40% I know this goes against most common belief, but its what i am comfortable with.

Limiting Beliefs are the number one thing holding people back from success.If you don’t believe you’re capable of reaching your goal, that’s it.

Commit at least 3 months and attend religiously!

I have researched religiously, but given my lack of knowledge, don't really know who is serious or who is some scammer on Youtube and just wants to take my money.

Enter what I call "The Reversal Theory" put simply, it's the belief that with a simple mental shift you can overcome- or at least better handle- the anxiety that comes along with speaking to sellers (this could be applied to buyers and lenders but I want to focus on sellers now). 

My belief is in a few years they will start unloading houses and flood the market with houses driving down prices.  

Because of this belief, I've come to find different motivations for choosing this career path.

Most landlords approve the first applicant with the belief that all people in that neighborhood are bad tenants.

Multifamily offers benefits that other niches don't, but if an investor can not get over the limiting belief that he or she can do it, then it doesn't matter.Gino
