I can lend up to 100% of the purchase price and 100% of the rehab costs for experienced investors on 1-4 unit properties.

This will be a straight up listed property and a purchase just to see the process on a Commercial/Industrial property. 

I'm not a fan of novations where you don't get the purchase agreement notarized and filed at the courthouse.

In Dallas, investors are regularly getting deals around 70% to 74% (that is the purchase + rehab / ARV).

Is this for a primary purchase or build to rent/sell?

I frequently hear that someone purchased a new property because their real estate agent told them they could get X amount for rent, when in fact, the market comps don't support that amount.

That ensures you don't spend it on other things and know exactly how much you have to spend on the next purchase.

Does the LLC legally own the property that was purchased? 

I already have an investment analysis workbook built that tells me everything I need to know to make a purchase decision, NOI, COC, ROI, and if the property will achieve the appropriate coverage ratio to be funded. 

However, due to keep purchasing real estate, my DTI is high and close to 50%.
