It’s TransitoryIn 2025, the apartment supply bubble will pop, fall off a cliff, come back to earth, whatever the metaphor you prefer to use… Permits for development, the last 3 years of inflated material / labor prices and much much higher interest rates has made the environment for apartment construction highly challenging.

Because last year it was only 0.08% in March and last three months it’s been averaging .23%…We will float around 2.75-3% throughout the year and only way it goes lower is if housing pops.

As a vendor, hundreds of our clients are property management companies (from mom and pops with 50 doors to PURE & HRG with tens of thousands under management).

We typicall upgade lighting by popping in recessed LEDs on dimmers where previously lamps on switched outlets were used, maybe some paint or LVP, but usually not much. 

I agree, its booming over there with Intel, Google, and everything else popping off.

Most of the frustrations seem to come from the unexpected stuff that pops up, but good systems, processes, and teams take out a lot of the sting when things come up.
