The current issues in the mortgage market are systemic but have been amplified by the pandemic.

You can 1031 the investment portion into a new property even though you haven't held it very long because of the nature of your past and current business practices and the whole crazy pandemic scene in NYC.

Yes, we will take a hit, but here on the Panhandle the tourists will return when the pandemic is over and the beaches re-open.

It’s in a class C neighborhood, currently listed for rent but with the current pandemic I don’t except it to be rented out ASAP.My fear is if I find a tenant who meets the screening requirements do you think they would not pay the rent to take advantage of the pause on evictions etc?
