Gordon Ramsey has had a restaurant for sale and it was taken over by professional squatters (didn't know that was a job title :-)They planned to give away free food and open an art gallery there and are threatening to prosecute anyone entering without their permission.

There are set fees like any grantors tax, HOA disclosure package, then fees that vary, like settlement fee, deed prep, prorated real estate taxes, commissions, closing cost assistance requested in contract, etc.

My PM have the same thing that comes in 3 different packages, including if the tenant doesn't pay...etc. which is basically them just giving you the money, then they go after the tenant.

But, for all the Minimum Wage Slaves that work in the Retail and Service businesses, it made the Rents double and triple at a time of Inflated gas, food, medicine to where my old tenants call me begging for help to find a place to move to.

When you start reading about this and searching the internet one thing I find is true... there are many LLC formation services that claim to do a bunch of stuff, several of them sell expensive "education" packages which just get a foot in the door to sell more services, and other do-it-yourselfers (legal zoom)ut.

Even tho I clearly state in all intro calls that they are a "hit and a miss" in tertiary markets like Toledo and to not rely on them when investing with Ohio Cashflow.We will gladly use your "trusted" appraised value as the purchase price (Even tho our office manager clearly explained via email it was way too low and to dispute and try again, etc...)Minus all income received over the last 3 years.Minus all the time, resources and personal funds spent trying to satisfy you (We have a list).Feel free to compare your receipts to ours and we will buy it back today...Investing in a property, collecting cashflow for 3 years, getting a high repair bill, getting flustered and expecting the provider to buy back the property isn't fair in my opinion.You can't go to a restaurant, eat the food, fill your stomach and then say "the food was $#@% give me a refund."
