On the place I'm under contract for, that pre-approval is what helped me win a multiple offer situation.I was looking all the way from Logan Sqaure to Jefferson Park near the blue line, but not much was available with positive cash flow.

Used a PC twice during that period, but got sick and tired of viruses and blue screens, so pretty much Mac for 30+ years.

In more rural, blue-collar areas, a B-/B prop can be lower, down to $75k -  still rent ready, still fully rehabbed with new capex items, etc.

LOL - It is just all that nice fresh water running into the ocean must be hurting some saltwater fish or other. ;-)
