Due to circumstances, I can't move until after Memorial Day, but I could make regular trips to my "new home" across the state to work on it, moving full time this summer (hopefully in a much more livable state then anyway!).

@Gary Ennis, I'm going by memory here, but I think we furnished our 3/2 ranch with finished basement for about 10k.

If memory serves, moving the deed from you to your LLC has not historically triggered the due on sale clause.  

I took copious notes and even took the page from his note pad that he used to map out and diagram important points he felt I should know.  

Look at the manual we will use diagram 9 around here over diagram 10, also might want to make sure right type of tank is installed.
