In terms of not taking crazy risks I feel with my education (JD/MBA) and construction experience (4 years running my own company) I have the tools to evaluate the financials of a deal to not do anything stupid even though I recognize I've got a lot to learn.

Now that I am a freshly-minted MBA with a Texas Real Estate License in the mail, I want to start building my own real estate empire.
