1) I am wondering if it's doable to manage a condo/town house with tenants when I am out of state seasonal 9 months per year. 

Basically all up and down the mid west markets.but you get to other areas of the country were used houses sell for more than New construction  and there are low inventories etc.. and trying to talk someone into a lease with the option to buy  is much tougher to a basic non starter..

You'll be able to meet seasoned investors that can direct you in the right direction.

Honestly, I think you're estimated expenses are a bit low.

THe lender is a credit union and it is a conventional low rate loan.

Selling slower here too--FL you have a lot going on--midwest has a seasonality effect. 

Avoid leading with a low offer or mentioning how long it’s been listed.

We’ve tried other platforms on the market, but the message delivery rates were very low compared to the 85%+ I get here.

Locally my observation is that the need is more for low income young and working vs college student.
