It might be a legitimate investment, but making an overseas investment like this and having to put money down on a dome before seeing it in person was a red flag for me.

However, I would not say it is not realm of possibilities if they have genuinely identified a gem and has a legitimate value-add business plan. 

They all look like legitimate cost of doing business repairs to me.
