Remember the legislation that has come such Tenant Protection and the rest of the bill in Illinois as an example which says the Mortgagee must show that all alternatives to foreclosure have been exhausted.

Now, imagine if these corporations could somehow influence our politicians; they could basically control legislation to ensure that not only do they continue to have favorable tax treatment, but they could also rig the system to ensure that true capitalism couldn't thrive, as the "little guy" would have little ability to compete.That's as big a problem as individuals not paying tax (which is clearly a major problem as well).

When someone posted the relevant SAFE ACT legislation for Texas that indicated any more than 5 seller financed deals per year was illegal, Mitch just disappeared (and hasn't posted here since).I don't know him and certainly I'm not commenting on his experience, expertise or business model.

hi nicholas. it sounds like you have what is called a " zombie" house. banks sometimes just sit on houses. years ago, the feds were concerned with so many of the foreclosure houses hitting the market and causing a huge downturn in the market. so, they passed legislation limiting the amount of houses banks could put out on the market. as a result, banks tend to put the higher dollar houses out there to sell to recoup as much of their money as they can. who wouldn't?
