But you do have to put some language in your lease  agreement or lease addendum that deals specifically with issues that will come up for the fireplace.

Or you can try and lease option it, but be sure to mentor your tenant all the way to get pre-approved, otherwise you have an 80% chnace they won't be able to buy it.

No one is going to come to your door stalking you, but feel free to pay a few grand a year to "hide" your identity that will be able to be found in 15 minutes or in a request from the tenant if they request ownership of the LLC or the operating agreement to understand who they are signing a lease with.
