What would you say your goal is: A) Cashflow Growth B) Net-worth Growth  The goal is to learn as much as I can about multi family or similar apartments and to get started by the EOY.

I have some lined up but will need more so I appreciate all the feedback/concerns as I start to shop it around. 

Hi @Chris RojasI started exactly the same way (with a triplex not a duplex but not important). 

Back to the DTI, if you want a quick down and dirty way to do it, start with the bottom line 24 on the 2024 return, then add back in Depreciation (line 18), and possibly interest expense (lines 12 and 13) IF it's also counted against your debt in the liabilities section of the application.

I am starting out and planning to make my first RE investment in the Q1 2025.

Not sure if there's a lesson to be had there, but that's how I found it.I'll say though that once you know what you're looking for and create an industry specific network, you start to find them with some frequency.
