Half the tenants don't even show up for eviction proceedings, so you get a default judgement. 

Hello Bigger Pockets Family,I wanted to see what the process was to place a judgement on a previous tenant that left owing money and also left the apartment completely trashed.

My only concern is a power outage during a rain event - in which case the sump pump in the basement would overflow and flood the basement. 

I haven't driven one of these neighborhoods in summertime yet, but now you have me curious :)  In this part of the country, we don't get near the amount of rain in summer than Seattle gets, and watering the lawn gets super-expensive unless you put in a separate meter. 

And in some cases the expenses for legal fees can be double or treble the original judgement amount by the time the debt is recovered."

When it rains it works ok until it fills with silt and mid, clogs the pipe and then you got ankle high water in the drive way. 

Thank you for such a wonderful non judgement reply  that is excellent advice . 

Otherwise, you're better off leaving it alone and explaining it asked about it.The only way to get a judgement removed is to either have it vacated or set aside.

So due to this recent windstorm in our area, 2-3 shingles are missing from my roof.Similarly, this corner board has come loose from the siding and needs to be screwed/nailed back and caulked.Question is, we are expecting some rain later part of this week.
