It is counter intuitive, but highest rent rarely means highest earnings for the owner over the long term.Now, you shouldn’t be way below market rates, but keeping a small cushion—5% or so between your price and the price they could get elsewhere will be a strong motivator for the tenant to stay.It is expensive to move.

I don't have enough context with your question, however - my suspician is that you have started up marketing, and perhaps have a more natural intuition and strength in converting a lead than some - but you either haven't put the time/thought into your systems and processes of 'what to do next' that now you're staring that down!

@Sarah Buchanan everyone deserves a second and a place to live, if he qualifies base on other factors, and after meeting with him and your woman intuition doesn’t throw off alarms( you gals have extra sensory men don’t have) than I would consider.

@Sinil KimIt's a bit counter-intuitive, but one of the best things you can do with your software engineering career is make money, buy real estate, and make relationships with other medium >> high net worth individuals who need investment options.Aside from starting (and fully dedicating yourself to) a company that provides a specific REI service (Placester, Roofstock, Redfin, Honest Buildings, and so many others), there are not that many custom software needs I have seen for REI investors.
