I've not found anywhere on the internet where for eg a $50K loss on the property can be taken as K1 loss on personal income.New CPA said you cannot take rental losses and pass them through to personal taxes even if you do an LLC. 

Some brokers only concentrate in condos, others only do multi-family.

Although I have had experience in the past with smart locks that strictly run off internet connection with a FOB/smart device, that can get messy, and annoying quickly for everyone involved.

There is enough information on the internet on how to buy a house , the average buyer isnt totally stupid . ( well there are some ) .  

Because saying you own multiple “units” is supposed to impress your friends or random strangers on the internet in a way saying I have a healthy mix of stocks and bonds doesn’t.

I would concentrate more on listening then on what to say to be honest.

I would stick to one market unless your changing assets all together but if its just more of the same I think its best to be concentrated.. that way you only have to fly to one place and deal with one PM.

Access to utilities like water, electric, sewer, and internet plays a HUGE role in which strategy to choose.

I never go by anything the Internet says.

I would do what makes you sleep better at night, not what some fella on the internet tells you to do.You can read what they have to say, but they aren't going to bed with your stress, your problems, your goals, and everything in between.
