Sounds like you like the idea of MFR, but also have little time or inclination to do a lot of the deal-finding legwork yourself.

So at this point I am not inclined to renew the lease and my question is, would you experts out there say as long as she pays on time, its all that matters?

Our concern is when wet how slipperly it could be or how slippery a litigiously inclined tenant would suggest the tile is.

Just off the top of my head, the current owners know they're selling they may be less inclined to put in a lot of work finding a good tenant.

My response was that I was not inclined to work with them.

We have also found lenders to be less inclined to offer cash-back on residential rentals than they were a few years ago.

There are people out there that dont have them time nor the inclination to manage the property.  

Targeting 'changing the mindset' of say REIs who have traditional 'rental properties,' and how potential 'buyers' view their options and getting OUT of the rental scene, for those that are so inclined, to do the dilligence.
