Hey Ting,So even though the property and loan were under your name, the IRS looks at beneficial ownership, not just whose name is on the title.

When you buy subject to, do you close through a title company and get title insurance?

Regarding liens and title searches...I think there are private companies you can hire to check title.What state and city are you buying in? 

I was told by my lender that these costs should come down more as some of the title fees are conservative estimates at this point.

One of the most useful features on the website is the title search feature, but for $50/ search, I worry about the accuracy/ thoroughness of the searches (yes, I know I can do title searches myself- I'll post about that in a different forum).

Many of the people I met in the Auction Preparation Workshop (more on this later) were struggling with understanding things like title insurance, the varying types of deeds, etc.The weekly coaching calls are very good and the facilitator calls are good as you get started to learn about how to do research. 

Same for many of these costs (except title insurance).

How are they currently titled Did you leverage the SFR or all owned free and clear?  

Only issue is that we are having a hard time finding a title company that is willing to issue title.
