@Grant Shipman Great stuff, I'm a big fan of co-living/rent by room strategy, and I do it here locally in Denver metro, and it is the best strategy in today's market for any house hacker to live for free or make money while living there, but they have to sacrifice personal space.

With software like propstream I can even look at seller mortgage details and MLS private remark.Getting license you only know the legality aspect of being an agent but doesn't necessarily means you would be a smarter one to get to know the market.The only thing that I can not do with propstream is I can not download all disclosures when I try to purchase.

With the equity you’d free up, paying off $50k in personal debt and boosting your credit score while freeing up $3k/month sounds like it could significantly lower your stress and open doors for future projects.That said, selling means you’d lose a cash-flowing asset, even if it’s not huge.
